The two main types of flat roofs are modified bitumen and single-ply.
Modified bitumen roofs have an estimated lifespan of 15 to 20 years. The main drawback to modified bitumen is its more-intensive – and therefore expensive – installation process, with multiple applications and skilled labor required to properly install.
Meanwhile, a single-ply flat roof – such as a TPO or EPDM roof – can last between 20 and 30 years, and it has an easy installation and cleanup process.
The main disadvantage of any flat roof is any puncture or tear, such as from a piercing tree limb, could threaten the entire structure.
