How To Know When To Recoat Vs. Replace A Metal Roof

Do you need to replace or recoat your metal roof?

The answer depends on the type of metal and the coating product last used, as well as the natural stressors your roof is exposed to, such as wind, hail, snow, rain, temperature fluctuations, extreme heat or extreme cold. Most metal roofs, if well-maintained, can last between 50 and 100 years.

Metal Roof Recoating

Recoating your metal roof, of course, provides a less-expensive option to replacing it, with the coating sealing any leaks, cracks, and seams that may cause a roof leak inside your home. It’s more environmentally friendly, too, as there’s less site debris, pollutants, and overall energy consumed than in a full tear-off and roof replacement. Plus, some roof coatings come with solar reflective properties, and you can change the appearance of your roof depending on the color you choose. Most metal roof coatings last between 10 and 20 years.


On the other hand, if your metal roof hasn’t been well-maintained or is 100+ years old, it may be time to replace it. Metal roofs are 100% recyclable, and while they carry a large upfront cost, their longevity and durability make them a fantastic long-term investment for your home.
